Transparency of our costs and legal fees are important to us. That is why we lay out our conveyancing fees in a clear way. Where possible, we keep fees fixed so you know what you are expected to pay.
Freehold Sale or Purchase Fees
£900 (inc. VAT) to around £3000 (inc. VAT)
Prices vary depending on the type of house.
A typical house purchase will start at around £900 (inc. VAT). Meanwhile, a substantial historic building will be more around the £3000 (inc. VAT) price range.
If there are special complications on the transaction of the property – for example, if the legal title is defective – this may increase the fees.
These fees do not include disbursements.

Leasehold Sale or Purchase Fees
£1300 (inc. VAT) to around £3000 (inc. VAT)
Prices vary depending on the leasehold.
A simple transaction with no complications will be around £1300 (inc. VAT). Meanwhile, a leasehold with a defective lease could see fees around £3000 (inc. VAT).
Any special complications on the transaction of the leasehold – for example, difficulties in obtaining management packs from a third party – may increase the fees.
These fees do not include disbursements.

Remortgage Fees
£595 (inc. VAT) to £795 (inc. VAT)
Prices vary depending on the type of mortgage.
Remortgages on a freehold will be around £595 (inc. VAT). Meanwhile, remortgages on a leasehold could see fees around £795 (inc. VAT)
Any complications on the transaction could see the fees increase.
These fees do not include disbursements.

Disbursements
Third-party payments are required during a conveyancing transaction. These payments are called disbursement fees and paid on your behalf by Rothera Bray.
Search Fees
Approximately £228 depending on the Local Authority.
This is a cost paid to the Local Authority where the property is located. It is required to learn more about the property before a sale is completed. The purpose is to uncover any known details that may negatively impact the value of the property in the future.
Land Registry Fees
This is set by the Land Registry according to the purchase price (see Land Registry fee scale on their website).
Electronic Money Transfer Fee
£35
This is a fee charged for the cost of transferring the mortgage money from the lender to the solicitor.
VAT
20%
We will add VAT to our charges at the rate which applies when the work is done.
Stamp Duty Land Tax
You may have to pay Stamp Duty Land Tax on your conveyancing transaction. The amount charged will depend on the purchase price of the property.
You can calculate the amount you will need to pay by using HMRC’s website.
We will organise the payment of this on your behalf.
When do I need to pay the conveyancing fees?
On instruction, you will need to pay a balance to cover any expected disbursement fees. This is so funds are available to pay third parties. As a result, any delays are minimised from your end.
These are the only costs you will need to pay upfront.
The conveyancing fees themselves will not need to be paid until the contracts are exchanged if you are buying or the sale completes if you are selling.
Extra disbursement fees may be needed during the process. If required, you will be informed of this at the time.

What are the stages of buying a property?
The stages of buying, or selling, a property will be different for every sale. However, they all usually follow pattern. This might be:
- Take your instructions and give any initial advice required
- Check finances are in place to fund the purchase
- Receive and advise on contract documents
- Carry out searches
- Obtain further planning documentation if required
- Raise any necessary enquiries of the seller’s solicitor
- Give you advice on all documents and information received
- Advise on the conditions of your mortgage offer
- Send final contract to you for signature
- Draft transfer document
- Provide advice on joint ownership
- Exchange contracts and notify you
- Obtain pre-completion searches
- Arrange for all monies required to be received from your lender and you
- Complete purchase
- Deal with payment of Stamp Duty Land Tax
- Register your ownership of the property with the Land Registry

Conveyancing is where the legal title of a property is transferred from one person to another. In other words, it’s the legal side of buying or selling a house, flat, bungalow and so on.
There are usually five steps involved when buying a property:
Pre-contract stage
- Have offer accepted on property, instruct a solicitor, details shared between buyer’s and seller’s solicitors, buyer’s solicitor receives property information from seller’s solicitor, buyer’s solicitor receives copy of formally accepted mortgage offer
- Arrange property survey and searches
- All documents are signed
Exchange of contracts
- Completion date is fixed
- Any issues are resolved, final completion statement, transfer deed and mortgage deed are agreed and signed. Signed deed is sent to seller’s solicitor, contracts are exchanged, and deposit is sent to seller’s solicitor
Between exchange and completion
- Buyer’s solicitor lodges an interest in the property so the deeds are frozen for 30 days to allow you to pay the seller and lodge your application to the land registry to transfer deeds
Completion
- The keys are released to you once the seller’s solicitor confirms they have received the balance of the money due
Post-completion
- Your solicitor pays any Stamp Duty Land Tax due and registers your ownership with the Land Registry
On average the conveyancing process takes around 14-18 weeks. However, it can be much shorter or a lot longer depending on how long the chain is and how quickly the slowest link in the chain progresses.
It can also take longer if there are other issues, for example if the survey reveals a problem with the property, issues with the property title or buyer’s mortgage, or a number of other factors.
Whilst you can do conveyancing yourself, you still have to pay for and get searches carried out and you have no cover if anything goes wrong. Also, if you are having a mortgage then most lenders insist a solicitor is used for the conveyancing.
If you own a freehold property, it means you own the building and the land it stands on outright. Most whole houses are sold this way.
Leasehold means you have a lease from the landlord (who is the freeholder), to use the home for a number of years. While leases can be short, most tend to be long and range anywhere from 90 or 120 years to 999 years.
Exchange of contracts is where signed contracts are swapped between the buyer’s solicitor and the seller’s solicitor and the buyer pays the deposit. At this point the agreement becomes legally binding.
Being in a chain means that you are linked with other people who are buying and selling properties because your sale or purchase is dependent on another transaction. For example, you might be buying a property but be relying on someone to purchase your existing home before you can finance the purchase of your new home.
It is not a legal requirement to get a survey done when buying a house. However, it could save you money in the long term if it uncovers any issues with the property, as you may decide to walk away from purchasing the property or renegotiate the price.
